Three Roofing Realities in One City

Most Florida cities have one or two roofing complications. St. Augustine has three running simultaneously. The historic district is the first — properties within the designated boundaries fall under the Historic Architectural Review Board, which has binding requirements on materials, colors, and roof profiles. Installing modern dimensional shingles on a contributing historic property without HARB approval isn't just a violation notice; it can result in mandatory removal at the owner's expense. That's a problem we've seen contractors create for homeowners who didn't know to ask.

The second is coastal exposure. Anastasia Island and St. Augustine Beach are on the Atlantic, and the salt air and wind from direct ocean exposure do real damage to roofing systems over time. Fasteners corrode, metal flashing fails faster, and shingle granules degrade under the combination of UV and salt. A contractor who specs an inland install on an oceanfront property is setting that homeowner up for a premature failure.

The third is the growth corridor. St. Johns County has been one of the fastest-growing counties in Florida for years. World Golf Village, Palencia, Murabella, and the expanding communities south along US-1 have tens of thousands of homes built in the 2000s and 2010s — many with builder-grade shingles now entering the range where Florida's climate catches up with them. Those properties are also largely HOA-governed, with architectural review requirements that matter before any material is ordered.

How It Works

From First Call to Final Inspection

In St. Augustine, a roof replacement can involve one, two, or all three layers of approval — county permit, HOA review, and HARB review for historic properties. Here's the full process.

01

Free Inspection

We inspect the roof and identify your property type — historic district, coastal, HOA-governed, or standard residential. That determines which approvals are required and what material options are on the table before we quote anything.

02

Written Estimate

Materials appropriate for your property's specific conditions, clear pricing, and confirmation of which approval processes apply. Coastal properties get corrosion-resistant specifications. Historic properties get HARB-compatible options. HOA communities get compliant product lines.

03

Permit and Approvals

We file the St. Johns County building permit. If your property requires HARB review, that's a separate process you handle directly with the City of St. Augustine — we advise on what to submit. HOA architectural review is also separate if applicable.

04

Installation Day

Our crew arrives on schedule and works cleanly. Coastal installations use corrosion-resistant fasteners and flashing throughout. Historic installations use materials selected to pass HARB's standards. Most St. Augustine replacements are completed in one day.

05

County Inspection

St. Johns County sends an inspector to verify the work. We coordinate the appointment and ensure the installation passes on the first visit. You don't have to manage the scheduling with the county office.

06

Warranty Registration

We register your GAF System Plus Warranty directly with the manufacturer — written coverage for both materials and labor. In a market where property values run high and buyer scrutiny is real, that documentation matters at resale.

Why JAEA

What Makes St. Augustine Different — And Why It Matters for Your Roof

01

Historic District Work Requires a Different Approach

HARB requirements are not suggestions. A contractor who installs the wrong material on a contributing historic property creates a violation that falls entirely on the homeowner. We understand what HARB typically approves and how to present options within those guidelines — before a quote is ever placed.

02

Coastal Installations Need Coastal Specifications

Properties on Anastasia Island, St. Augustine Beach, and within a mile of the Intracoastal get corrosion-resistant fasteners and marine-grade flashing on every installation. Standard inland specs fail faster in salt air environments, and a warranty won't help you if the failure is attributed to improper material selection for the exposure level.

03

GAF Master Elite — One of Three in Florida

JA Edwards of America holds GAF Master Elite status and President's Club 3-Star recognition. In a market like St. Augustine where property values are high and buyers scrutinize everything, having a manufacturer-backed labor and materials warranty from a top-tier certified contractor is a meaningful differentiator.

04

Atlantic Storms Hit Differently Than Gulf Storms

Northeast Florida gets both direct Atlantic hurricane tracks and nor'easter events that approach from the north-northeast with sustained wind patterns different from Gulf-side storms. We've installed and repaired roofs in this market through multiple named storm events and understand what the Atlantic exposure does to a roofing system over time.

05

New St. Johns County Growth Isn't Immune

World Golf Village, Palencia, and Murabella homeowners in houses built between 2003 and 2015 are now dealing with builder-grade shingles under Florida's climate conditions. That conversation looks like Horizon West in Orange County — HOA requirements, insurance scrutiny, and materials that were never premium to begin with. We handle both the old and new ends of this market.

06

St. Johns County Permits — Every Job

We file the permit before work starts on every replacement in St. Johns County. In a high-value market where buyers do thorough due diligence, unpermitted roofing work is a material defect that follows the property indefinitely. We don't give you that problem.

We had a terrible experience with this roofing company during a consultation for my roofing needs. The representative we dealt with, Liam, was extremely rude, dismissive, and at times unprofessional in the way he spoke to us.
Instead of answering basic questions about the process and pricing, he came across as impatient and disrespectful, which made the entire interaction frustrating and uncomfortable. A consultation is supposed to be helpful and build trust, this did the exact opposite.
Based on this experience, I would not recommend this company. I suggest looking elsewhere if you expect professionalism and basic customer service.

Honestly, these guys were awesome. From the start, JA Edwards was super easy to deal with and kept everything straight with me. Bates was very patient and friendly. The crew showed up when they said they would, knocked the job out, and cleaned everything up after. My roof looks great, and the whole process was way less stressful than I expected.

I definitely recommend JA Edwards.

Adam and the company stuck with us through the whole process (insurance companies aren’t always eager to help). We were able to get our roof replaced because of them. The crew that worked on our house was very quick and did a very thorough clean-up.

We had an outstanding, top-tier experience working with Liam Cates at JA Edwards of America. Initially, our insurance company pushed back on replacing our 72-square roof, but Liam stepped in, took charge of the claim, and seamlessly secured a full replacement. He truly stands out in the roofing industry—not just for his expertise, but for his genuine care for homeowners and commitment to doing what’s right. This is the first company we’ve ever felt confident referring. Their communication was excellent, and the quality of their workmanship exceeded our expectations. Our new roof looks incredible. Thank you Liam!

We had an incredible experience with Lucas Samartino from JAEA. The attention to detail and service was top notch. He followed up on any concerns or suggestions we had even during weekends. The installers were very respectful and detailed. The roof looks amazing and they clean the surroundings from debrie and nails after completing the job. I will recommend their service and prducts to anyone. We had everything done a month ago. Great job so far.
Thanks a lot.

Questions

Frequently Asked Questions — St. Augustine Roofing

Most roof replacements in St. Augustine run between $10,000 and $20,000 for a standard single-family home. Coastal properties and historic district homes tend toward the higher end — coastal installations require upgraded fasteners and flashing, and historic homes often need more custom work. We provide free written estimates after a full inspection.
Yes, significantly. Properties within the designated historic district require Historic Architectural Review Board approval for roof replacements. HARB has specific guidelines on materials, colors, and profiles — modern dimensional shingles are often prohibited on contributing properties. Work without approval can result in fines and mandatory removal at the owner's expense. We have experience working within HARB requirements and identify compliant options before we quote.
Salt air accelerates corrosion on metal roofing components faster than inland properties — fasteners, flashing, drip edge, and valley metal are all affected. Properties on Anastasia Island and St. Augustine Beach face the most direct exposure. We use corrosion-resistant fasteners and specify flashing rated for coastal environments on every St. Augustine installation. Applying inland specifications to an oceanfront property sets up a premature failure that most warranties won't cover.
Yes. A 2004 home in World Golf Village is now 22 years old. Most builder-grade shingles installed during that period carried a 25-to-30-year rated lifespan in lab conditions, but Florida's UV load and rain cycles compress that timeline meaningfully. Insurance carriers in St. Johns County have been scrutinizing older roofs, and many homeowners in this age range have received inspection notices. A free inspection will tell you whether you're looking at years of remaining life or something that needs to be addressed.
For direct coastal properties, the priority is salt air and wind resistance. GAF architectural shingles with corrosion-resistant granule technology handle the UV and rain well. Standing seam metal with coated or stainless fasteners is an excellent long-term choice for properties where it's permitted — metal handles salt air better than asphalt over a 30-to-40-year horizon. In either case, the flashing and fastener specification matter as much as the primary material.
Yes. Roof replacements in St. Augustine require a St. Johns County building permit. For historic district properties, HARB approval is also required — both are mandatory and separate processes. JA Edwards of America handles the county permit on every job. HARB review is handled by the property owner directly with the City of St. Augustine — we advise on what to submit and what materials are typically approved.
Very different problems. Newer communities like World Golf Village, Palencia, and Murabella have HOA-governed properties with builder-grade shingles from the 2000s and 2010s now entering their evaluation range. Older St. Augustine neighborhoods — especially in the historic district — have century-old construction with unique challenges that require custom approaches. The inspection we do at a 2008 Palencia home looks nothing like what we do at a 1920s bungalow near the Plaza de la Constitución.
Yes. JA Edwards of America holds Florida General Contractor license CGC1534283 and Florida Certified Roofing Contractor license CCC1334804. Both are active and verifiable through the Florida DBPR at myfloridalicense.com. We are GAF Master Elite certified, BBB A+ rated, and serve St. Augustine and all of St. Johns County from our Jacksonville office at 4570 St Johns Ave Suite A, Jacksonville FL 32210.
