Direct Answer

What does residential roofing include?

Residential roofing covers the inspection, repair, replacement and maintenance of the complete roof system protecting a home, not only the visible shingles or tile.

A proper scope considers the deck, underlayment, flashing, ventilation, penetrations, drainage, fasteners and the final roof covering as one connected system.

The roof is a system

A surface-level quote misses the parts that cause expensive failures

A roof can look acceptable from the driveway while water is entering through a pipe boot, wall transition, valley, failed sealant or damaged underlayment. That is why we begin with inspection and documentation rather than guessing from the age alone.

1
Roof coveringShingles, tile, metal panels or the membrane protecting flat and low-slope sections.
2
Water-management layersUnderlayment, valleys, drip edge, flashing and transitions that move water away from vulnerable areas.
3
Ventilation and penetrationsAttic airflow, vents, pipe boots, skylights and openings that require correct sealing and flashing.
4
Deck and attachmentThe structural surface and fastening pattern supporting the roof system under Florida wind and rain exposure.

Residential roofing materials for Port St. Lucie homes

The right material depends on the roof shape, neighborhood, budget, long-term ownership plans, maintenance expectations and whether the home includes low-slope sections.

Architectural asphalt shingle roof

Architectural Shingles

The most practical balance of cost, appearance, availability and repairability for many Port St. Lucie homes.

  • Broad color selection
  • Efficient installation
  • Manufacturer warranty options
See shingle roofing →
Concrete tile roofing system

Concrete or Clay Tile

A strong architectural option when the structure, roof design, HOA requirements and budget support the system.

  • Distinctive appearance
  • Long material life
  • Underlayment is critical
See tile roofing →
Residential metal roofing system

Metal Roofing

A higher-investment option for homeowners prioritizing durability, reduced replacement frequency and a clean profile.

  • Long service potential
  • Strong wind performance
  • Detail-sensitive installation
See metal roofing →
Residential flat and low-slope roofing section

Flat & Low-Slope Systems

Designed for roof sections where shingles or tile cannot drain correctly, including additions, garages and porches.

  • Purpose-built membranes
  • Seam and drainage focus
  • Compatible transition details
See flat roofing →
Do not wait for water on the floor

When should a homeowner call a residential roofer?

Some roof problems announce themselves with a ceiling stain. Others spend months damaging materials quietly, because apparently roofs also enjoy suspense.

1

Ceiling stains or active leaks

Water marks, bubbling paint, damp drywall or dripping after rain require prompt inspection and source tracing.

2

Missing or lifted shingles

Wind can break seals, lift tabs and expose vulnerable areas even when the damage is difficult to see from the ground.

3

Cracked or displaced tile

Broken tiles can expose the underlayment and allow water to reach flashing, valleys or the roof deck.

4

Recurring “small” repairs

Repeated leaks in different areas can indicate a system-wide age or underlayment issue rather than isolated defects.

5

Insurance or sale deadline

Older roofs often need documentation for underwriting, renewal, purchase negotiations or a planned home sale.

6

Recent wind or hail event

A post-storm inspection can identify lifted materials, impact marks, flashing damage and openings before interior symptoms appear.

What happens from inspection to completion

A residential roofing process built around clear decisions

Inspect and Photograph

We evaluate visible roof conditions, materials, penetrations, drainage, flashing and relevant interior symptoms.

Explain the Options

You receive a clear recommendation for repair, maintenance or replacement based on the actual roof condition.

Plan and Permit

For replacement work, we confirm materials, scope, permitting, scheduling and property protection before installation.

Install and Close Out

Our team completes the work, manages cleanup, coordinates required inspections and reviews the finished project.

Repair or replacement?

The right answer depends on the whole roof

Replacing every roof would be profitable. It would also be lazy. The inspection should determine whether a focused repair still makes sense or merely delays an unavoidable replacement.

Repair may make sense

Localized damage, healthy surrounding system

A targeted residential roof repair is often reasonable when the problem is contained and the surrounding materials still have useful life.

  • One leak source has been identified
  • Damage affects a limited roof area
  • Shingles or tiles remain serviceable
  • Deck and underlayment appear stable
  • The roof has not reached widespread deterioration
Residential roofing on the Treasure Coast

Port St. Lucie roofs face more than summer heat

Residential roofing in Port St. Lucie must account for intense sun, thermal movement, heavy rain, wind-driven water, tropical weather and long periods of humidity. The weak point is often not the field material itself, but the detail around an opening, edge, valley or transition.

Homes also vary widely. A newer shingle roof in Tradition does not need the same inspection approach as an older home with additions, mixed slopes or previous repairs near River Park or Sandpiper Bay.

UV and heat exposureCan age sealants, shingles and exposed components.
Wind-driven rainTests flashing, valleys, edges and wall transitions.
HumidityMakes ventilation and moisture management important.
Mixed roof geometryAdditions and low slopes need compatible systems.
Plan the project responsibly

Financing and warranty should be discussed before signing

Roof Financing

A necessary residential roof replacement does not always arrive when the household budget politely invites it. Review available financing structures, terms and monthly-payment options before committing.

Explore Financing

Roofing Warranties

Ask what is covered by the manufacturer, what is covered by the contractor, who registers the warranty and which installation requirements must be followed for coverage to remain valid.

It's pretty rare that i give 5 stars for ANYTHING. In this case all went as planned, expected, and most importantly, as promised! Brandon handled everything as promised, the crew was outstanding. Off came the roof, and repairs day one. Day 2 saw a new roof and clean up BOTH days was exceptional. Seriously, exceptional.

Side note: Working with Geico/HomeSite Ins. such a breeze. I have regained faith in the system.

GOOD JOB TEAM!

To be honest, I went into the process of replacing my roof with the expectation that something was going to go wrong because that’s how it always seems to go. Complete opposite with JA Edwards. First contact I had was with Alex. He stayed with us through the whole process - selection, estimates, permitting, etc. He promised the property would stay clean and I doubted it, but every night the property was spotless. Communication was consistent and prompt. Quality of products was superior to others we looked at and the workmanship was excellent. Would absolutely recommend them for anyone looking for fair and honest pricing, quality product and professional workmanship.

Miguel Silva was wonderful to work with. The price was fair, and he took the time to educate and guide me from start to finish of my reroof project. His communication was excellent, and I always felt taken care of. The roofers, especially Abel, were outstanding. They kept my property clean the entire time, performed a magnet sweep, and even cleaned my neighbor’s yard. I am very happy with everything and would gladly recommend Miguel and his team.

Determining who to trust with a major house repair is always a stressful process and can quicky turn into a nightmare scenario if you make the wrong choice.

We are so happy that we made the decision to trust our roof replacement to Joel Vazquez and JA Edwards of America. From the very first consultation to the final clean-up, the entire process was seamless. Joel's communication skills are top-tier; he kept us informed every step of the way and was always available to answer our questions.

Joel handled everything related to our insurance company and made sure they delivered on our coverage.

It is so hard to find contractors who actually do what they say they’re going to do, but Joel exceeded every expectation we had. His attention to detail was evident throughout- the job was perfect, the site was left clean, and our new roof and home look amazing.

If you want a stress-free experience and a beautiful new roof, Joel is first person you should call.

Thank you Joel and JA Edwards!

Would highly recommend JA Edwards if you need a roof inspection. Christian Sandberg came and inspected my roof after I had a leak in my kitchen and helped me navigate through the insurance process. All that was owed to insurance was my wind/hail deductible!

I was skeptical about roofing companies until I met Christian Sandberg. He was honest and updated me throughout the process. Our roof was paid for through insurance because of our extensive wind damage. Thank you to JA Edward’s of America and our project manger!

JA Edwards did a great job in my re-roofing. They removed the old roof and prepped for the new roof in day 1 and completed the new roof in day 2. It’s messy work and I was really happy with the way the crew cleaned up around the house after each day. The new roof looks great and I couldn’t be more pleased.

I was referred to JA Edwards by my insurance adjuster. At first I was leery of them because I’ve had bad experience with contractors in the past. Brandon answered all of my questions, had everything my insurance company needed, and to my great surprise, did EVERYTHING he said he would do! Installation of my roof was on schedule and took 2 days to completed, plus another day (4 hours) to install my new gutters. We scheduled the installation in September and my new roof was on by mid-October. Maybe I just got lucky but I am truly impressed with the way this company handles business. I’m posting photos to show the process and how well the cleanup crew did…I did not find but ONE nail leftover! I’ve been on many job sites with roofers who don’t give a damn about the cleanup (or the install for that matter!) and I can tell you without a doubt, JA Edwards is lucky to have Brandon and the entire rest of the crew that did my house. The lead supervisor, Toufy (I’m probably spelling his name wrong!) was so kind and listened to every question I had on the day of install. They even let me know that some material they received was bent from the supplier and they replaced it with material (drip edge) that was 100% perfect. I didn’t even notice until Toufy pointed it out. Such attention to detail with everyone in the whole crew!!! I really loved that everyone I spoke to was also on the same page, unlike many other contractors who sub work out and have no idea what’s happening. Brandon answered his phone every time I reached out and I never had to wait for answers to my questions! I’m beyond blessed to have a beautiful new roof on my humble house and I highly recommend this company.

Tyler was awesome. The best contractor I have ever worked with, and I was down in hurricane Aundrew when it hit Miami Florida, where I totally lost my home when your company hired this young man it was one of the best things you have done. I watched him repair six roofs in my neighborhood and three of them was personal friends all well please with him one Neighbor did not go with him and have said to me several times I wish I had gone with him. Tyler works well with his crew. Make sure they have plenty of drinks and sometimes go and get lunch for them. I have never seen that before. He also picks up and clean up behind them making sure all nails and trash is cleared up before he leaves the site. I’ve watched this young man go up and down on the roof like he was a crew member And not the contractor. I just found out that he has about four more roots added in this neighborhood. Congratulations Tyler.
Residential roofing questions

Straight answers for Port St. Lucie homeowners

Residential roofing includes roof inspections, leak repair, storm damage evaluation, roof replacement, maintenance and installation of shingle, tile, metal and flat or low-slope roofing systems. The correct service depends on the condition of the entire roof, not only the visible surface material.

Yes. JA Edwards of America provides free residential roof inspections in Port St. Lucie. We document relevant visible conditions, explain what we find and recommend repair, maintenance or replacement based on the roof's actual condition.

A repair may be appropriate when damage is localized and the surrounding roof remains serviceable. Replacement may be more responsible when materials are broadly deteriorated, leaks recur in multiple areas, underlayment is failing or previous repairs no longer hold. An inspection is required to make that distinction responsibly.

Architectural shingles are practical for many homes because they balance cost, appearance and availability. Tile can suit architectural or HOA-driven properties. Metal may appeal to homeowners prioritizing durability and long-term ownership. Flat and low-slope sections require purpose-built membrane systems. The best choice depends on the home and project goals.

Yes. The City of Port St. Lucie publishes a roof replacement permit application and re-roof checklist. The applicable permit, product documentation and inspections should be coordinated as part of a professionally managed replacement project.

Yes. We inspect and photograph visible roof conditions after wind or hail events and explain the damage we observe. Insurance coverage decisions are made by the carrier, but accurate contractor documentation helps homeowners understand the roof condition and communicate with the insurer.

Financing options may be available for qualified residential roofing projects. Terms, rates and eligibility depend on the financing provider and the homeowner's application. Our team can explain the available options during the estimate process.
