Signs your Florida roof needs replacing

One of these on its own can sometimes be repaired. When several show up together, or the same problem keeps coming back, replacing the roof usually costs less than paying for repair after repair.

  • Your insurer is asking about itA renewal letter that asks for a roof inspection or a newer roof often arrives once a roof passes 15 years, and the answer decides whether you keep your policy.
  • Granules in the guttersWhen the gritty surface of the shingles washes into the gutters, the asphalt underneath bakes in the Florida sun and starts to crack and curl.
  • Leaks in different spotsA leak that moves around the house usually means the underlayment is failing across the roof, not in one place a patch can cover.
  • Cracked or slipped tiles in many areasTile lasts a long time, but the underlayment beneath it does not, and broken tiles let water reach it sooner.
  • Soft or sagging areasA deck that gives underfoot or dips between rafters has usually been wet for a while, and that wood has to be replaced before a new roof goes on.
  • Storm damage on several slopesWhen wind lifts shingles on more than one side of the house, the seal strips holding the rest in place are often broken too.

Florida rules

What Florida law changes about replacing a roof

Replacing a roof in Florida comes with a few rules that most other states do not have. These are the ones homeowners ask us about most.

01

Permits and inspections

A full re-roof needs a building permit from your city or county. On single-family homes the code also calls for re-nailing the roof deck with ring-shank nails and adding a secondary water barrier, and the inspector checks the deck before the new roof goes on. We pull the permit and schedule every inspection.

Florida Building Code, Existing Building, 706.7
02

The 25 percent rule

Repairing 25 percent or more of a roof used to force a full replacement under the building code. Since a 2022 change, if your roof was built or replaced under the 2007 Florida Building Code or later, only the section being repaired has to meet the current code.

Florida Senate Bill 4-D, 2022
03

Roof age and your insurance

An insurer cannot refuse to issue or renew a homeowner's policy only because of roof age when the roof is less than 15 years old. For an older roof you can have it inspected, and if the inspection shows at least 5 more years of useful life, age alone cannot be the reason for refusal.

Section 627.7011, Florida Statutes
04

Deadlines for storm claims

When a storm damaged the roof, you have 1 year from the date of loss to report a new claim to your insurer and 18 months for a supplemental claim. Waiting past that can cost you the claim even when the damage is real.

Section 627.70132, Florida Statutes

This is general information about Florida rules, not legal advice. Your insurance agent can tell you how your policy applies, and your inspector can tell you how these rules affect your roof.

How it works

How a roof replacement works with us

This is the usual order of things, from the first visit to the final county inspection.

  1. Free inspection

An inspector checks the roof and the attic and takes photos, so you see what we see.

  2. Written estimate

You get a written price for each roof type that fits the house, so you can compare it with other quotes.

  3. Permit

We apply for the permit with your city or county and schedule the work once it is approved.

  4. Tear-off and deck repair

The old roof comes off down to the deck, rotted wood is replaced, the deck is re-nailed and the county inspects it.

  5. Water barrier and dry-in

The underlayment, secondary water barrier and flashing go on, and the dry-in is inspected.

  6. The new roof

The crew installs the new shingle, tile or metal roof along with the ridge, vents and trim.

  7. Final inspection and warranty

After the final county inspection we clean up the property and register the manufacturer warranty that applies to your roof.

Cost

What a new roof costs in Florida

A single price per square foot does not fit every Florida house, because a handful of things move the number more than anything else. The free inspection ends with a written estimate that shows how each one applies to your roof.

As a GAF Master Elite contractor we can register the Golden Pledge warranty on qualifying Timberline systems, which adds workmanship coverage backed by GAF, non-prorated for 25 years on Timberline HDZ.

Size and pitch

A larger or steeper roof takes more material and more labor, and very steep roofs need extra safety setup.

The roof type

Shingle, tile and metal are priced very differently, and the estimate shows each option that fits the house.

What is under the old roof

Extra layers to tear off and rotted deck wood add cost, and rotted wood often only shows up once the old roof is off.

Florida code requirements

Re-nailing the deck, the secondary water barrier and the permit are part of a Florida re-roof, so they belong in the price from the start.

FAQ

Roof replacement questions, answered

How much does a new roof cost in Florida?
It depends on the size and pitch of the roof, the roof type, how many old layers have to come off, how much deck wood needs replacing and the permit and code work your city or county requires. The free inspection ends with a written estimate for each roof type that fits your house, and financing is available.
How long does a roof last in Florida?
It depends on the material, the attic ventilation, how well it was installed and how many storms it has been through. Sun and heat wear out shingles sooner than tile or metal. The inspection gives you an honest read on how much life your roof has left, which also matters for your insurance once the roof passes 15 years.
How old can a roof be for insurance in Florida?
Under section 627.7011 of the Florida Statutes, an insurer cannot refuse to issue or renew a homeowner's policy only because of roof age when the roof is less than 15 years old. For a roof 15 years or older, you can have it inspected, and if it has at least 5 years of useful life left, age alone cannot be the reason for refusal. Your agent can tell you what else your insurer looks at.
Does Florida still have the 25 percent roof rule?
It changed in 2022. If your roof was built or replaced under the 2007 Florida Building Code or later, repairing 25 percent or more of it no longer forces a full replacement, and only the repaired section has to meet the current code. Older roofs can still fall under the original rule.
Do I need a permit to replace my roof in Florida?
Yes. A re-roof needs a building permit from your city or county, and the inspector checks the work at set stages, including the deck before the new roof goes on. We pull the permit and schedule those inspections.
Will my insurance pay for a roof replacement?
It can when the damage comes from a covered event like a windstorm or hail, but policies generally do not pay for wear and age. Florida gives you 1 year from the date of loss to report a new claim. Our storm damage repair page explains how we document the damage and meet your adjuster.
How long does a roof replacement take?
Your project manager gives you the schedule before work starts. The roof work itself is usually measured in days, while permit approval and inspection dates depend on your city or county, and tile and larger roofs take longer than shingle.
Can I finance a new roof?
Yes. Financing is available through third-party lenders, including Slice by FNBO, and some of them let you prequalify with a soft credit check. See our financing page or ask your inspector during the visit.
What warranty comes with a new roof?
It depends on the roof system. As a GAF Master Elite contractor we can register GAF's Golden Pledge warranty on qualifying Timberline shingle systems, which includes workmanship coverage backed by GAF. Your inspector will explain which warranty applies to your roof.
Do you replace roofs outside the cities where you have offices?
Yes. We have offices in Orlando, Tampa, Jacksonville, Port St. Lucie and Pensacola, and we take roof replacements anywhere in Florida.
