JA Edwards of America team on a roof during an inspection
Leaks

Roof leaks

A water stain on the ceiling usually starts somewhere else on the roof. We trace the leak back to where the water gets in, which is often flashing or a pipe boot rather than the spot right above the stain.

Wind

Missing or lifted shingles

Shingles that lift in a windy week can lose their seal and keep flapping in every storm after that. Resealing or replacing them early keeps the underlayment from being exposed to rain.

Tile

Cracked or slipped tiles

We replace broken tiles, reset the ones that slid and check the underlayment underneath, which is what actually keeps the water out on a tile roof.

Details

Flashing, vents and pipe boots

The metal and rubber pieces around chimneys, walls, vents and pipes crack in the Florida heat long before the roof itself wears out, and they are a common source of leaks.

Storm damage and tarping

After a hurricane or a bad storm we tarp the open areas so rain stops coming in, then photograph the damage for your insurance claim.

Leaking right now?

What to do while you wait for us

Call (407) 677-7663 first, because our phones are answered 24/7. These steps keep the damage from spreading until the crew gets there.

  • Catch the waterPut a bucket or a trash can under the drip with towels around it, and move furniture and electronics out of the way.
  • Turn off power near the leakIf water is dripping near a light fixture, an outlet or a ceiling fan, switch off that circuit at the breaker panel.
  • Take photos and videoPhotograph the ceiling, the wet spots and anything damaged before you clean up, because an insurance claim will need them.
  • Stay off the roofA wet roof is slippery and storm damage can hide weak spots in the deck. Our crew will tarp it safely.

Repair or replace?

When a repair is the right call

A roof with one problem in one area can usually be repaired. When the inspector finds damage across the roof, or the roof is near the end of its life, the photo report shows you why a replacement makes more sense.

Usually a repair

One leak, a few missing shingles or a handful of cracked tiles on a roof that is otherwise in good shape.

Usually a replacement

Leaks in several places, curling or bald shingles across the roof, or a deck that is soft in more than one area.

The 25 percent rule

If your roof was built or replaced under the 2007 Florida Building Code or later, repairing a large section no longer forces a full replacement, and only the repaired section has to meet current code.

An insurance renewal letter

When your insurer asks about the roof, the inspection report shows how much useful life it has left, which is what Florida law looks at for roofs 15 years or older.

How it works

How a roof repair works with us

This is the usual order of things from your call to the finished repair.

  1. You call or fill out the form

  2. We stop the water

If water is coming in, we tarp the roof so the damage does not spread to ceilings and floors.

  3. Free inspection with photos

The inspector finds where the water gets in and shows you in a photo report you can keep.

  4. A written price

You get the price for the repair in writing before any work starts.

  5. The repair

Our crew makes the repair with materials that match your roof, and pulls a permit when the job needs one.

FAQ

Roof repair questions, answered

How much does a roof repair cost in Florida?
It depends on what is wrong, the roof type and how easy the area is to reach. Resealing a few shingles costs far less than tracing a leak through a tile roof and replacing the underlayment. The inspection is free, and you get the price in writing before any work starts.
Can someone come out quickly for a leak?
Call (407) 677-7663. Our phones are answered 24/7, and when water is coming in we can tarp the roof to stop it until the repair is scheduled.
Will my insurance pay for a roof leak?
It depends on the cause. Policies generally cover sudden damage from a covered event like a windstorm, and generally do not cover wear and age. Florida gives you 1 year from the date of loss to report a new claim, and our storm damage repair page explains how we help with it.
Should I repair or replace my roof?
A roof with one problem in one area can usually be repaired. Leaks in several places, shingles curling across the roof or a soft deck in more than one spot usually point to a roof replacement, and the inspection report shows you which one applies.
Do you repair tile roofs?
Yes. We replace cracked tiles, reset slipped ones and repair the underlayment under them, which is what keeps the water out on a tile roof.
Do I need a permit for a roof repair in Florida?
Small repairs often do not, while larger repairs and anything that counts as re-roofing do. Your city or county sets the rules, and we pull the permit when the job requires one.
Does the 25 percent rule still apply to roof repairs?
It changed in 2022. If your roof was built or replaced under the 2007 Florida Building Code or later, repairing 25 percent or more of it no longer forces a full replacement, and only the repaired section has to meet current code.
Do you repair commercial and flat roofs?
Yes. We repair TPO, coatings and other low-slope roofs for businesses, HOAs and property managers, and we are a GAF Certified Commercial Contractor. See our commercial roofing page.
What should I do if my roof is leaking right now?
Call us, catch the water with a bucket and towels, switch off power near the leak, take photos for your insurance and stay off the roof. We can tarp it until the repair is done.
Do you repair roofs outside the cities where you have offices?
Yes. We have offices in Orlando, Tampa, Jacksonville, Port St. Lucie and Pensacola, and we take roof repairs anywhere in Florida.
